Impact on rural land use likely in proposed district plan changes
Nov 2008The Plan Changes may have a significant effect on the development potential of land outside of urban areas, including what can be built, the type of activities that can operate and the density to which subdivision can occur. Also, obtaining consent for development and subdivision outside of urban areas will generally be more difficult and costly. Potentially this may devalue the property that is affected.
The Plan Changes are in response to the publication of a Rural Study completed on the entire District. In this Study, each topographical area of the District has been categorised according to its 'sensitivity'. These landscape categorisations have been interpreted into the Plan Changes. In essence, if you own land in an 'Extreme', 'High' or 'Significant' sensitivity landscape, obtaining consent to subdivide and/or build on your property may become very difficult and more costly.
Submissions close on 12 December. An effective way of preserving your property rights is to lodge a submission on the Plan Change.
